A 24-hour hour recorded information line will give potential buyers the opportunity to get more information on the house you are selling. They can call in at any time, and it doesn’t matter whether you are in the office or not, they will get the information they need. The following is some information on how to use it when holding an open house.
When people see one of your marketing pieces with the number to the 24-hour recorded information line, it will also have an extension number next to it that corresponds with the particular house you are selling. So, when people call in to the 24-hour recorded information line, they would press an extension number in order to get information about that particular house. Once they enter the extension for this particular house, it would say something to this effect:
“Thank you for calling about our home for sale to the highest and best bidder located at 1234 College street in your city. The house is located between Main street and First street by the new high school. The home is valued at $320,000, and the asking price starts at $208,500 or the highest reasonable offer. We will be holding an open house and an inspection opportunity for this house on Saturday the first and Sunday the second of March between 12 p.m. and 5 p.m. On these two days, you can have all of your questions answered, inspect the property and pick up detailed information about the house and the bidding process. You can drive by the house before Saturday and Sunday, but please do not disturb the tenants. This home will be sold Sunday night March second to the highest bidder. Bidders must inspect the home on Saturday or Sunday prior to bidding. No deposit is required to bid.”
After that portion of the recorded message, you should describe all the relevant features of the home – three bedrooms, two baths, living room, den, beautiful open kitchen, all tile floors throughout, etc. This will help the potential buyer to visualize your house and to determine whether or not your house fits their needs. Finish the recording by saying:
“Please come to our open house on Saturday or Sunday, and if you need to get a hold of me directly you can call me at 312-555-4489.”
You could also include an opportunity for the caller to press another extension number where they would be given directions to the house – that is up to your discretion. You could also add a link to your website on the recorded message.
