First, I want to start by suggesting that it is my strong preference to put out marketing to have sellers calling me directly with properties for sale rather than trying to work through one and usually two agents to negotiate with the seller. It is much easier to work out a deal when working directly with the seller than it is to negotiate through agents.
With that said, the Calling Real Estate Agent Listed Property Checklist is the checklist to use when calling an agent with a listed property.
Realize that many of the questions we ask a good agent, who is truly representing the seller, will be unable to answer. In case the seller has given them permission or they otherwise are willing to reveal it, we still ask expecting to get an answer.
Whether the property is a good fit or not, I still like to ask the agent about any other potentially good properties they might know about. Some agents, whether it is ethical or not, have pocket listings or listings that have not officially come out to the public yet and, from time to time, you’ll find a real gem by asking.
Whether you decide to use letters of intent, verbal offers or fully written contracts is up to you and the market conditions. Often I will start with a verbal inquiry or letter of intent and let them know I would go to contract immediately if it is acceptable.
