Get into the habit of using the Rents Checklist to keep track of your tenant’s rent payments because it may be easy to keep mental track of one or two properties but once you start managing a few more than that it becomes increasingly more difficult to keep track of who paid, how they paid and when they paid.

We use a Rental Income Summary Report to track all of our rental properties that we are collecting rent on to make the task of tracking this information easy and helpful.

Each time rent comes in we log that tenant interaction in the tenant log and update the summary report to reflect payment was made.

Of course, if tenants fail to pay rent it is easy to use the summary report as a checklist of who needs to be called and worked with to collect rent.

If after working through the system for late rent, you still have not received rent, you should implement your Eviction Checklist to start the eviction process. You can cancel the eviction at any time if they pay their rent, later fees and any money you spent starting the eviction.
