A key factor in keeping your real estate investing business profitable is to keep them occupied and to minimize vacancies. That’s why having a checklist of exactly the steps to follow to minimize vacancy time is so important.
I have been slowly transferring my internal checklists to the on-line Real Estate Investor Wiki and specifically I recently worked on the Fill Vacancy Checklist (the link leads to the checklist for our Real Estate Investor Bronze Members)
In that checklist, I give you the first draft of my checklists for getting properties filled super fast and to minimize vacancy time in your properties. Use it consistently to keep your properties occupied and revenue for each property maximized.
That checklist is broken down into several major parts which I will be discussing, in detail, in future articles. They are:
- Preparing the Property
- Marketing The Property
- Accepting Applications and Showing the Property
- Screening Applicants
- Signing The Lease and Setting Up Your Tenant System
As you look over the system, use it as a starting point for making your own internal system for filling your own properties or hire a professional property manager to handle your own properties.
