How To Get The Paperwork For Your Deal

I am often asked where to get the necessary paperwork for a deal. Specifically, people ask me for contracts to purchase property, so I decided to write this article to talk about how to get the paperwork you need to write up your contracts in your area.

I am listing these sources in no particular order, so select the one that you feel most comfortable with and remember that no matter where you get your contract from you really should have your legal documents reviewed by an attorney who is looking out for your best interest.

Local Division of Real Estate

My state, and I am sure a lot of your states, has all of our state approved real estate contracts available on-line for free. Try doing a search for “[Your State] Division of Real Estate Contract” in Google to see if your state has their contracts on-line. In Colorado, where I live and do business, if you search for “Colorado Division of Real Estate Contract” it shows up as the number one result on Google at the time of this writing.

Office Supply Store

Go to your nearest big box office supply store and they should have various legal forms for sale including a real estate contract or purchase and sale agreement.

Free On The Web

There are at least a few real estate contracts available to download for free on the web. While I won’t recommend a particular one, you can find them by searching for “Free Real Estate Contract” or “Free Purchase Agreement” or something along those lines. Search through the results to find one that you want to use. Again, I must strongly recommend that you get professional advice before using these.

Forms Package on eBay

If you do a search on eBay for “real estate forms” or “real estate contract” or something similar, you can find packages of contracts available for sale. At the time of this writing, some were selling for a penny plus shipping and handling, for the seller to mail you the CD.

Real Estate Course or Book

Most real estate courses that you can buy come with real estate forms and contracts along with information on how to use them. Many real estate books you can buy from your local bookstore or borrow from your local library also have real estate contracts included with them. There are even books of business forms at your local library or book store that often include contracts to buy and sell real estate.

Real Estate Agent, Attorney, Title Company or Other Investors

Of course, you can ask your dream team members to see if they have a contract that they have the copyright for or permission to let you use for your business.

As you can see, there are many different ways to get your paperwork for your real estate deal. In every case above, I strongly recommend that you consult with an attorney to get advice and assistance in filling out your paperwork.
