Late Rent Payment Checklist For Landlords

I am working on putting together the resources for dealing with all varieties of tenant challenges that will come up for you as a landlord. Today, I will be sharing with you the checklist for how to deal with tenants that are late with paying rent.

While we utilize as many strategies as we can to ensure that tenants are motivated to pay on time, if you are a landlord long enough with enough properties you are certain to run into the occasional late rent payment. It is important that you treat all tenants the same way and operate from a written procedure for dealing with tenants that you are trying to collect from.

The Late Rent Payment Checklist (resource link for Real Estate Investor Bronze Members only) is what I recommend you use as a starting point for creating your very own system for dealing with late rent payments.

In my business, I encourage calling each day when you have not received rent from a tenant for the first 4 days. On the 5th day, we start the eviction process using a different checklist. Of course, we can stop the eviction process at any time if the tenant payment suddenly appears.

Be sure to use standard voice mail messages to all your tenants and be firm but fair when collecting overdue rent.
