Let the Seller Be The Bank
In our final addition to this series on Strategies For Investing In Real Estate Without You Getting New Conventional Financing we will be discussing having your seller act like the bank and finance the property for you to purchase it.
With almost 1 out of 3 Americans owning their properties without any mortgage at all, there are more people than you’d think that could, if properly motivated, allow you to make payments to them instead of going to a bank and getting a loan.
With interest rates being offered for deposits at near all time lows and the stock market’s performance questionable at best, a seller may consider collecting an attractive interest rate on the cash they would otherwise collect from selling their property for cash. Instead of getting 3% for selling their property for cash and putting that money in a Certificate of Deposit (CD) with a bank, they may charge you 6% for a loan on the property and collect payments.
So, don’t forget to consider these as potential offers to make or types of properties to focus on.
