Between my meeting with my title company representative on Monday and my meeting yesterday with my local real estate buyer’s agent and my Acquisition Manager I found another great resource for real estate investors that I’d like to share today. For many investors, today’s financial and credit markets has changed the way they need to do business. While there are still loan programs out there for investors, the number of them has significantly decreased.

This has pushed many investors to start seeking alternative ways to finance their deals. Some have turned to some of the more traditional creative strategies like lease options, straight options, subject to and owner financing. Some, like me, are turning toward raising private money to fund our deals.

One thing I was reminded of in my meetings is that, in almost all real estate markets, we have access to lists of folks that have already loaned money secured by real estate right in the public record. Since loans secured by real estate are recorded they are on public record and you can easily buy that list from many mailing list companies or get it, usually for a low cost, from your title company.

While I am waiting for the Colorado Division of Securities to issue my license to raise private money to use in my business for me to buy properties, I am ordering a list of private lenders in my county that have already loaned money secured by real estate. For those that are looking for sources of private money for their real estate investing, I encourage you to check with and fully comply with your State’s Division of Securities and also your title company or favorite mailing list broker.
