Real Estate Investors Offers Through An Agent

I just received an email from a real estate agent from who knows where (he did not have an address in the email–a big mistake by the way) that actually did something VERY GOOD for real estate investors and I wanted to share the email with you.

Here is the email from the agent:

I didn’t know if your were still investing in real estate, but I just wanted to inform you of a new department of my company.

I now have a Investor Offer Group! Here are the highlights and guidelines:

1. We will write offers for you if you are serious buyer or wholesaler
2. We will write up to 50 offers per month per investor
3. There is no cost we just represent you as a buyer agent
4. All contracts will be electronically signed
5. You must provide PROOF OF FUNDS
6. You have to have invested in real estate in the last 12 months or have experience prior

A couple of things to share about this email. First of all, I do not really know Anthony at all and he has done some very good things and some things that I would not recommend.

1. We will write offers for you if you are serious buyer or wholesaler

I think this is a great point to make to investors. It is important that he points out that he will work with both buy and hold real estate investors and wholesalers. His proof of funds comment below though will discourage many wholesalers who are not intending to close on their deals but are looking to do assignments.

2. We will write up to 50 offers per month per investor

This is what prompted me to write this post… if you are making investor offers through an agent, be prepared to write a lot of offers. The fact that Anthony offers to write so many offers shows me that he is really willing to work with investors and that he understands that you got to write a lot of offers to get investor offers accepted. In a bunch of other articles and courses I talk about what I think the numbers of offers are you’ll need to make especially compared to putting out marketing to find deals (which is what I tend to focus more on personally and for Bronze Members so I won’t go into it again here.

3. There is no cost we just represent you as a buyer agent

I strongly recommend that you work with an agent as a buyers agent (with very few exceptions). The fact he offers buyer agency and stresses that it is free is a good thing for him and a great benefit for real estate investors that know.

4. All contracts will be electronically signed

This is especially helpful as you are making lots of offers and something that not every real estate agent offers even though they should.

5. You must provide PROOF OF FUNDS

This is a pre-screening device and if that was his intent, it will work. However, from a practical stand-point it will effectively cut out a very large number of wholesalers that could be a great source of commissions for him (and profits for the real estate wholesaler) and there are ways to wholesale without proof of funds.

Also, if I were him, I would form a relationship with a few hard money, private money and investor oriented lenders and remove this line completely. I might replace it with something that would ultimately attract more real estate investors by using something like: “We have lenders that we work with to get you proof of funds if you do not have funds already.”

6. You have to have invested in real estate in the last 12 months or have experience prior

This is another pre-screening device that will reduce the number of real estate investor inquiries. Not good or bad since this really is a personal preference. There are plenty of real estate investors that do not have 12 months prior experience that would be good clients, but if he chooses to work only with guys that have been investing for 12 months or more that is his prerogative. Personally, I’d be more inclined to qualify by number of deals than a time frame but that would be my personal preference.

In summary, for real estate investors out there that want to work with real estate agents to buy properties… these are the types of agents you need to find in your local market.

For other real estate agents out there that want to work with investors… this is something you need to be offering to your real estate investor clients because in a very large number of cases you probably will need to be making a large number of offers anyway to get offers accepted for real estate investors in this market. What this actually does is says: work with me because I do understand that not every offer will be accepted if you are making investor offers.

A couple of other things to note:

  • If it were me and I was licensed, I’d disclose my agency/license status and include my brokerage name in the email as well.
  • If he is sending an email blast to any type of list, I’d have some opt out info and a full mailing address.
  • I will also point out, on a final note, that he sent the email as a text email (not HTML), which I think is appropriate for getting the widest readership.
