Overview of Marketing For Selling Your House In A Weekend

In some other recent posts I’ve been discussing selling your house in a weekend.

Let’s talk a little bit about the really critical part of this process, and that is the marketing.

You have to have good marketing blasts going out the week before to get enough people at the open house, so that you can get the two or three buyers that are serious to go and start bidding on the house. Let’s talk a little bit about the marketing in terms of the big picture plan, and then we’re going to go into detail and discuss each one.

We have entire courses on marketing and a lot of other extra information you can get, but this is just an overview of the speficic marketing you could do to do a round robin bidding process on a particular house. So let’s do these marketing steps.

The first step: yard signs. We’re gonna talk about those in detail in another article.

The next step: directional signs leading up to the house.

The next one: classified ads in your paper.

Another one: display ads in your newspaper.

Step number five: put your house up for sale on different websites. Craigslist.com is one of the websites we use.

Step number six: you can use a flat fee multiple listing service listing to where the real estate agents list their properties for sale. You can actually pay a few hundred dollars or $500 and get your property listed in there. We’re gonna talk about that in another article as well.

You can do direct mail or door-to-door flyers around your house. We’re gonna talk about that as well in yet another article.

You can do voice broadcasts. We have used voice broadcasts a lot to buy houses, and this is a great way to use it to sell houses.

Step number 9: you can contact your existing buyers list, and you should keep building your buyers list every time you do one of these or every time you sell a house and contact your existing buyers list to let them know that you have this house.

Before we get too far into the details, I do want to take a step back and let you know a little bit about my marketing philosophy. You may look at some of the information provided here and decide that you are not comfortable with the principle of doing a round robin bidding process to sell your property at the fastest pace possible. Even though we’re going to talk about safety valves to make sure that you have a successful sale and that you get the price you need, maybe you still don’t feel comfortable with it. That’s OK.

What I do want you to learn about though is the marketing side of how to sell a house in a weekend. Even if you decide you want to do a traditional sale, look at all the different marketing we do in order to sell a house in one week. You can use that as a model to sell your houses traditionally, if you’re not gonna use the round robin bidding process. Now, there’s lots of variations of the round robin bidding process, too. After learning about the strategy, maybe you may come back say “OK, now I understand the big picture of what’s going on, but maybe I want to try a variation”. Some of the variations include: instead of people bidding up the price, they can bid up a down payment. So you could be doing a rent-to-own with this round robin bidding process and have people bidding up the down payment. Or you can have people bid up the monthly rent amount, so they feel comfortable. Or a combination of monthly rents and the down payment, if you’re going to do a rent-to-own. These are just different options you can jump off from once you understand the basics of doing a round robin bidding process.

In any event, try to learn from the marketing strategies for selling a property in a weekend and then decide whether to implement them on a round robin sale or using a more traditional sales methods.

About The Classified Ad For Rent To Own Checklist

If you are considering running a classified ad in your local newspaper to help market your rent to own property then you will want to use the Classified Ad for Rent to Own Checklist to make sure you don’t forget any steps.

This checklist will walk you through the process of writing a classified ad to market your property on a rent to own. We include a couple of sample ads you can use to model.

Remember that since classified ads are usually two step marketing, you will not be able to get your full marketing message out in the classified ad cost effectively. This means that you will need to include a 24 hour recorded message telephone number and preferably your website that has information about the property as well. This way, when your classified ad grabs their interest you can give them the rest of the information they need via your recorded message or website.

Since you are dealing with a local newspaper for your classified ads and they often do not provide you with a written proof of your ad, we also have parts of the checklist that help you document your ad in writing so that, in the event of an error, the newspaper will be inclined to offer you a free make good ad to fix their error.
