If you have a property that you are offering on a rent to own and you want to expand out the marketing you are doing for it in a low cost way, then consider using the CraigsList Rent to Own Ad Checklist.

By using this checklist, we will walk you through how to use your local CraigsList classified ad website to post up an ad that will attract potential rent to own buyers to inquire about your property.

We discuss what to include in your ad, where to place the ad and how frequently to post. In the checklist we also deal with some of the more common challenges people have with posting ads on CraigsList including checking for ghosting, typographical errors, incorrect phone numbers and incorrect website addresses.

We use the Voice Blast To Buyers List Checklist when we are sending out a voice broadcast to our buyers list or wholesale real estate investor buyers list.

We usually have our property posted to our selling website and it is especially important when doing voice broadcast that you have an easy to speak and understand web address for them to get more info about the property. Asking your buyers list and wholesale buyers list to go to a very long, hard to spell or hard to understand website address will significantly decrease your response rate.

I typically will record two different messages: one for live answers and one for answering machines. The answering machine message will usually be what I would leave if I was leaving a message and does not sound like a voice broadcast message. The live answer one sounds like it is a voice broadcast message.

Be sure to remove folks that ask to be removed from your buyers list. Failing to do so is a violation of law.

Using yard signs at your properties is a major part of your marketing plan. Use the Yard Sign Checklist as a reminder of things to check and do when putting out your yard signs.

The position of the yard sign can have a significant impact on the signs effectiveness. You want the sign positioned for maximum visibility by drive-by traffic so have the signs facing such that drivers can read it while driving by. Usually this means that it is not facing the house and one directly facing the road, but it is facing perpendicular to the road so that it could be read driving in either direction on the road from a distance.

I recommend using your 24 Hour Recorded Information Line number on your yard signs and give additional information about the property on the message. Of course, after they listen to the message you should give them a way to contact you directly either with a local number or by pressing an extension depending on how your phone system is setup.

In many markets you will need to make sure your yards signs are still up on a regular basis because they have a tendency to disappear.

Use the CraigsList Sell Ad Checklist to post a new ad on CraigsList to help market your property for sale.

In the checklist we include several items that should definitely be included in the CraigsList ad.

As of the time of this writing, I am recommending that people use Postlets.com for making your ad on CraigsList better and more effective.

Be sure to test plan text ads versus a prettier Postlets.com ad to see which one pulls the best in your market with your type of offer.

For example, advertising wholesale properties for sale where you are targeting real estate investors it has been my experience that making a really pretty, professional looking ad actually decreases response from investors and increases response from more traditional retail buyers. This type of data can change over time so be sure to test it in your market with your properties.

Beware of ghosting of your ads as you post them up. Ghosting is when you post an ad and it appears to go up normally, but the ad never appears in the results page when you go to find it.

You will tend to get the most views to your ad when the ad appears at the top of the results page on CraigsList, so you should remove your ads and repost them at the maximum rate allowed by CraigsList policies.
