About The Email Blast For Private Money Checklist

If you have a property that you need to fund and you have been growing your email list of potential private lenders, use the Email Blast for Private Money Checklist to contact them to line up someone to fund your deal.

In this checklist we cover making sure you have setup a webpage or at least a single PDF sheet about the deal so that you have something to show your potential lenders about the basics of the deal.

We walk you through using your email broadcast service—and definitely not your regular email account—to send out the email message to them.

We remind you to check your key information in the email like your links and contact information. We have you check each link to make sure that you are not about to send out an email with an invalid link.

We also remind you to send yourself a copy of every email blast you do and to archive them so you can look back through them if you ever need to.

And finally, we remind you that you need to process all remove requests from people that no longer wish to receive your emails to be in compliance with the law. This is just one of many reasons why we do not recommend you use your regular email account to send out these emails, but insist that you use a professional email broadcast service.

Real Estate Investor Elevator Speech

The following are examples of how you might answer someone who asks, “what do you do for a living?”

It is intended to be memorized and practiced aloud, in front of a mirror, making it your own, until you can repeat it, having it sound casual.

There are two versions: one is for real estate investors that are not seeking private money and the other is for real estate investors that are looking for private money.

Without Private Money

“Sometimes people need to sell a house quickly or would rather not wait to have it sold by a real estate agent or for sale by owner. My company helps those people by buying their houses directly. Then, we help people–often people who are finding it challenging to buy a house traditionally–buy the houses from us. Often this involves us renting or providing flexible owner financing to the buyers.”

With Private Money

“As you may know, the company I work for buys and sells real estate. When we buy real estate for cash, we use private lenders. We pay our private lenders 6 to 12% on notes secured by the single family homes that we purchase. When we find a deal that we are considering buying, we call our private lenders and offer them to make a loan secured by that property. They can decide whether to invest or to pass on that deal at that time. Do you know of anyone that is not getting a consistent 6 to 12% return on their retirement or other savings?”

About The Bills Checklist

We break the Bills Checklist for property management down into two primary categories: automatic payments and manual payments.

Automatic payments include things that we have set up to automatically be paid like mortgage payments, property insurance and property taxes. We primarily confirm that these were paid and that the correct amount was paid for these. Once they are confirmed we log that it was done.

Manual payments are for most other bills that need to be paid manually. We may still use bill pay to pay them, but not an automatic, recurring bill pay service.

Once we have made the manual payments there usually is some logging to be done regarding the payment and that is included in our system for paying bills manually as well to completely document that payments were made and to keep our files organized for taxes and accounting purposes.

The system we have for paying bills is important, but becomes increasingly more important for real estate investors opting to work with private lenders and buying properties with owner financing or subject to.
