In the checklist, we walk you through the steps of getting the list of neighbors from your mailing list provider and how to check for common mistakes you might make preparing the postcard like the wrong phone number or website address.

Then, we discuss how to get the postcards out quickly and painlessly yourself or with the help of your mailing house.

The nice thing about using the postcard system is that you can just as easily send out 10 postcards as you could 500 and we have found that since “birds of a feather flock together” neighbors are usually great referral sources for finding tenants for properties from their network of friends and family.

If you are considering running a classified ad in your local newspaper to help market your rent to own property then you will want to use the Classified Ad for Rent to Own Checklist to make sure you don’t forget any steps.

This checklist will walk you through the process of writing a classified ad to market your property on a rent to own. We include a couple of sample ads you can use to model.

Remember that since classified ads are usually two step marketing, you will not be able to get your full marketing message out in the classified ad cost effectively. This means that you will need to include a 24 hour recorded message telephone number and preferably your website that has information about the property as well. This way, when your classified ad grabs their interest you can give them the rest of the information they need via your recorded message or website.

Since you are dealing with a local newspaper for your classified ads and they often do not provide you with a written proof of your ad, we also have parts of the checklist that help you document your ad in writing so that, in the event of an error, the newspaper will be inclined to offer you a free make good ad to fix their error.

To help avoid claims that you have violating fair housing laws you need to have a well documented system for selecting tenants and follow that system. The Screening Tenant Checklist is a great tool to help you have a written system describing exactly what you expect each tenant to provide to you when they apply to rent your property.

About The Prepare House For Renting Checklist

There are several things that need to be done to a property to prepare it for the next tenant. Use the Prepare House for Renting Checklist to accomplish that preparation.

In the checklist, we will make sure that the property will show well by going through a checklist for physical condition. Additionally, we will deal with the marketing that needs to be set up at the property like the yard signs, flyers at the property, applications at the property and directional signs.

Of course, a good time to check what the current fair market rent is for a property is when you are about to start marketing it again for rent. So, we take some time to determine what the current fair market rent is with this checklist as well.

Proper preparation of a property will increase your conversion rate of tenants that view the property. It will also let you find better quality tenants because the best qualified tenants will want your property and will allow you to select from more than one applicant.

About The Tenant Leaving Checklist

Use the Tenant Leaving Checklist when we know that a tenant is moving out to minimize any vacancy time in your rental property.

Use it to send the paperwork that we need from a tenant that is moving out like the Move Out Cleaning Checklist to remind them of the condition the property should be when they do move out.

It is also a great opportunity for us to begin marketing the property again as soon as possible.

Plus, the checklist helps us remember how to process the previous tenant’s file in our filing system.
