The following is the abridged version of our Maintenance Checklist that I am adding to the book. Since I am not going to be including all the additional sub checklists related to maintenance in the book because of its inherently limited scope, I had to make a new modified Maintenance Checklist.

Here it is:

  1. Process All Maintenance Requests
    1. Take incoming calls from tenants about their request.
    2. Document all requests in the property file.
    3. Find and coordinate with contractors to have the maintenance request addressed.
    4. If there is an insurance related component to the maintenance request, begin that process.
  2. Manage Existing Maintenance Requests
    1. For each maintenance request stay in touch with contractor and tenant to get daily updates on the status.
    2. Follow up with insurance if there is a claim that is associated with the maintenance request.
  3. Verify Maintenance Has Been Completed
    1. Call contractor and confirm repairs have been completed.
    2. Confirm with tenant that the problem is resolved.
    3. Inspect repairs before paying contractor.
    4. Keep all records and receipts and update all logs about the property repairs.

So, that is the abridged version of our Maintenance Checklist for the new book.
