			<content:encoded><![CDATA[<p>The following is the abridged version of our <strong>Maintenance Checklist</strong> that I am adding to the book. Since I am not going to be including all the additional sub checklists related to maintenance in the book because of its inherently limited scope, I had to make a new modified <strong>Maintenance Checklist</strong>.</p>
<p>Here it is:</p>
<ol>
<li>Process All Maintenance Requests</li>
<ol>
<li>Take incoming calls from tenants about their request.</li>
<li>Document all requests in the property file.</li>
<li>Find and coordinate with contractors to have the maintenance request addressed.</li>
<li>If there is an insurance related component to the maintenance request, begin that process.
</ol>
<li>Manage Existing Maintenance Requests</li>
<ol>
<li>For each maintenance request stay in touch with contractor and tenant to get daily updates on the status.</li>
<li>Follow up with insurance if there is a claim that is associated with the maintenance request.</li>
</ol>
<li>Verify Maintenance Has Been Completed</li>
<ol>
<li>Call contractor and confirm repairs have been completed.</li>
<li>Confirm with tenant that the problem is resolved.</li>
<li>Inspect repairs before paying contractor.</li>
<li>Keep all records and receipts and update all logs about the property repairs.</li>
</ol>
</ol>
<p>So, that is the abridged version of our <strong>Maintenance Checklist</strong> for the new book.</p>
