About The Marketing A Wholesale Deal Checklist

While wholesaling a property really is just selling the property, we have a short list of highly effective strategies for marketing a wholesale deal that we call the Marketing a Wholesale Deal Checklist.

In this checklist we focus on the most important and most effective ways to sell your wholesale deals.

Experienced real estate investors know that the majority of their wholesale deals will be sold to people they know are waiting for deals on their real estate investor wholesale buyers list which consists of all the real estate investors they’ve met and added to their list.

However, new wholesalers will need to invest the time and effort required to build up a great wholesale buyers list using the strategies in this checklist and other networking they do to meet real estate investors.
If wholesaling is going to be a good percentage of your business (20% or more), then you should have active goals for growing your real estate investor buyers list and work on it daily.

About The Email Blast to Real Estate Investor Wholesaler List Checklist

Use the Email Blast to Real Estate Investor Wholesaler List Checklist to send out emails with new properties out to your list of real estate investor wholesale buyers.

The checklist includes steps to follow on how to write and setup the email. It also reminds you of the key things to check for to prevent novice, easily avoidable mistakes like incorrect links.

WARNING: It also briefly reminds you never to use your regular email service, Outlook, Thunderbird or anything like that to send out these types of emails. Definitely do not just list all the emails on your list in the to field, the carbon copy filed (that’s the CC field in your email program) or even the blind carbon copy (that’s the BCC field in your email program). This is, without exception, a very bad idea and a blatant violation of the CAN-SPAM laws.

Always use a professional Email Broadcast Service to send out your email blasts to maintain your legal compliance, get maximum deliverability of your email, staying off the ISP blacklists and avoid losing your regular email account for violating their terms of service.

About The Active Buyers Checklist

We break our active buyers list into two major groups: retail or rent to own buyers and real estate investor wholesale buyers.

In our Active Buyers Checklist we deal with them in very similar ways. We contact them each time we have a new property that would be appropriate to send them.

For our retail buyers and rent to own buyers we would do a blast out to them with each new property that we have to retail or offer on a rent to own. We do our blast usually via, but occasionally also use voice broadcast.

On rare occasions where we happen to know a particularly well qualified buyer and a property that would be a good fit, we will get on the phone and make a personalized call to them.

For our real estate investor wholesale buyers we use a similar strategy of blasting out the info on the property to them. Like the retail buyers list we also use email and voice broadcast, but since we often have fax numbers for our wholesale buyers as well, we have also done fax blasts successfully on occasion.

There tend to be certain investors that have proven—through doing several transactions with us—more serious buyers that others and we do, from time to time, make a call to them before blasting it out to the list.
Having a big, healthy buyers list is one of the keys to running a successful real estate investing business and especially true of running a successful wholesaling business.

E-mailing Your In-House Buyers List and Wholesale Buyers List

I am a huge advocate of building up a list of both Wholesale/Investor Buyers and also Retail or Rent To Own Buyers (depending on your real estate investing business model). Today, I am going to share with you a new checklist that I just added to the Real Estate Investor Wiki for our Real Estate Investor Bronze Members about how to Email Blast To Your Buyers List.

First, I want to point out that I am only recommending you do this to your personal list of buyers that asked to be notified about properties you have for sale. Do NOT buy a list of send e-mails to people that did not sign up to receive information from you. That is not what this is all about.

In the new checklist above, I discuss some of the companies you can use to send out e-mails including which one I personally have used and what I am using now. I will also keep that updated as that changes (which we have changed 3 times in the last year alone so I suspect it might happen again).

A key part of e-mailing your list is to do it frequently enough so that they know who you are, but not too much to alienate a large portion of your list. I find a few times a week for most lists is acceptable. What do you do if you don’t have that many properties? Offer to send out deals from other investors or helpful tips on things relating to real estate, home buying, rent to own, etc.
