The Correct Time To Build Your Buyers List

Maybe you’ve been investing in real estate for decades like my family has been. Or, maybe you’re just thinking about getting started investing in real estate. Or, perhaps like most folks: you’re somewhere in between. So, when is the correct time to start building your buyers list?

Regardless of your experience, time in the business or number of transactions you do each year, month or week: the time to build your buyers list is always right now.

In dozens of articles I’ve written over the years about investing in real estate I have stressed the critical importance of building a buyers list to improve turn around time, increase sale price, increase rent and overall maximize profits by having the largest possible buyers list you can.

If you have not started to build your own buyers list, you really must start doing it today. If you’ve gotten away from it or you’re not doing it at the level you need to be doing it, then consider this a gentle reminder to start again stronger than ever.

How To Profit Directly From Your Buyers List

Having a huge buyers list can also attract other investors with deals that they need to sell to you. Imagine having a buyers list of a hundred or two hundred local investors. An investor on your list that did not build his own buyers list finds a great deal that he needs to sell fast to an all cash investor buyer, but does not have a list. He comes to you because he knows you do have a list and nurture a relationship with that list. Since he’ll lose the deal if he can’t find a buyer for it, he comes to you and asks if you’ll find a buyer for it on your list and he’ll split the profit with you 50/50.

Because you took the time and energy to consistently build and nurture your buyer’s list, now you can profit from opportunities just like that.

While your buyers list for your local market may not be as large as mine, you should strive to make it as large as possible.
